Mr. DePablo introduced the petition. It is recommended that the Planning and Zoning Commission approve the petitioner’s request for a revision to a Special Exception Use Permit for a Distillery to include tours and events, with the following performance conditions:

1. The petitioner must obtain all permits from Hernando County and other applicable agencies and meet all applicable land development regulations, for either construction or use of the property, and complete all applicable development review processes.

2. Events shall be limited to eight (8) events per year. Two (2) events directly associated with the distillery and six (6) nonrelated events.

3. Year round tours of the distillery facility shall be permitted.

4. Adequate restroom facilities in accordance with the requirements of the Health Department shall be provided for all events.

5. Handicap parking and ADA accessibility shall be provided in close proximity to existing structures.

6. The petitioner shall provide a copy of their agreement with Florida Fish and Wildlife Commission for access through the Chassahowitzka Wildlife Management Area to the County Engineering Department.

Chairman Gruber-White disclosed that she knows the applicant socially.

Natalie Goff, representing the petition, under oath, discussed their request to allow public social events onsite and referenced the letter from the Florida Fish and Wildlife Conservation allowing access through the Chassahowitzka Wildlife Management area. She agreed with staff recommendations.

There was no public comment.

Responding to questions posed by the Commission, Mr. Pianta clarified that the hours of operations outlined in the narrative would be enforceable as if it were a condition of approval. Ms. Goff described a recent ribbon cutting ceremony held onsite to assure that there would be no noise impacts to surrounding neighbors.

Motion: A motion was made to approve the revision to a Special Exception Use Permit per staff recommendations.
